Furnished or unfurnished rentals – Which one suits you ?

When you’re looking for a property to rent, there are a lot of decisions to be made. There’s the location, the size, the cost, the type of property, do you want a flat or a house? Do you want something old or new? And finally, do you want to rent somewhere that is unfurnished, part-furnished, or fully-furnished?

Sometimes there is an obvious answer; if you have a load of furniture, then you’ll probably want to choose unfurnished so that you can take it all with you. But if you’re moving into your first home or you’re moving location and looking for houses to rent in Leeds, then perhaps there’s more to this decision.

What Does Fully-furnished Mean?

When a property is advertised as fully-furnished, then it will include ‘white goods’ which are your oven, fridge-freezer and washing machine. It should also include basic furniture, such as a sofa, table, chairs, beds, and wardrobes. However, there is no formal definition, so you might find that there’s a TV there, a kettle, an iron, and other bits like that.

Why Would You Want A Fully-furnished property?

Well, again, it comes down to the obvious, if you don’t have any furniture, then it makes the whole moving process a lot simpler. When you’re moving into a new place, there’s already so much to think about and pay for. If you choose a fully-furnished home then it’s ready for you to move into straight away, you’ll save money as you won’t have to buy new furniture, then you’ll save time as you won’t have to shop for new furniture and spend time waiting at home for it to arrive. It can really take some of the stress out of moving.

However, there are negatives when it comes to having a fully-furnished place; for example, if you don’t like the furniture or it’s not very good quality, then you might be stuck with it. It can also be harder to make it feel like home when it’s not your stuff. You will also need to be extra careful with it as it’s not yours, and you might lose your deposit if you damage it.

What Does Unfurnished Mean?

With an unfurnished place, you still might find that you have white goods included and even the odd bit of furniture.

Why Would You Want an Unfurnished Rental Home?

When a place is unfurnished, you can make it your own and make it feel like home. You can spend money on beautiful furniture that you can keep, and you don’t have to worry about losing your deposit because of damage to your landlord’s furniture.

However, if you do opt for unfurnished, then you will have to buy a lot of furniture to furnish the place, and this will take time and money. When you move out, you’ll have to pay for these things to be moved with you and will have to take care not to damage the property when moving the furniture.

What Is A Part-furnished Property?

Properties can also be described as part-furnished, but again there is no set definition of what this is. So, they might include white goods and some furniture, such as a sofa and table, but no beds.

It is important to go and look around a property before you agree to rent it and check what it has, what comes with the property, and ask what can be moved out if you don’t want it.
